Real Estate Prices in YOUR area

Further to my real estate thread, what are real estate prices like in your area?

I bought a new house (not new, but new to me) last year. It's a 64x130 lot, single car attached garage, central air, stone fireplace in the finished basement, appliances (fridge, gas cooktop, built-in wall oven, dishwasher, over-the-range microwave, washer/dryer) included, huge family room addition, three bedrooms, one full bathroom and two half baths (toilet and sink only). I paid $208,000 US for it ($259,900 Cdn). It's also in a fabulous neighbourhood.

How about you?

Shelley! OMG!

I live in an 8-900 sq. ft. house built in 1920. I have a fairly large fenced in back yard (maybe 20 X 70--it's long & narrow). No garage, no driveway for that matter. 2 1/2 bdrms, small kitchen, DR & LR. One bathroom and--get this--only 2 closets! No coat closet or linen closet. As you can imagine this makes my life very difficult LOL.

The house cost $200K (although was appraised at $250k--I live about 50 feet from the train station which is the midtown direct straight into Manhattan, makes it a very desirable location). $5k in taxes.

That's my question--what's your tax rate? Ours is the highest in the state & quite possibly the country.

I am currently living with my XSO in a third floor condo of approximately 1600 sq. ft. Last year it was appraised at $300,000. When he bought it four years ago, it was worth $200,000. The real estate market is obscene here. You can't even rent an efficiency for under $1000 a month (which explains why I still live with my XSO! :))

I live in a 1900 square foot house, only have of which is finished right now. we have a lot that is 160 by 85 and it backs up to a park. Right now I believe that if we sold out house we would get about $190,000. We pay about $1800 a year in taxes.

Kathy

My taxes are around $3400 Cdn a year, which is about $2700 US.

I have so much storage I don't know what to do with it all. I am the complete opposite of a pack rat. I actually have six EMPTY kitchen cabinets.:p

The prices in our area are probably considered pretty good.

We built a brand-new custom-designed home last summer - 2041 sq ft ranch-style home, with a full 9-ft basement (also 2041 sq ft), 3.5-car attached garage, central A/C with humidity control, over 900 sq ft of hickory hardwood floors, the rest carpeted in premium berber, 9-ft ceilings throughout, solid maple kitchen cabinets with tile-edged countertops, double-hung tilt-in windows throughout, high-speed data wiring throughout, 3 bedrooms, 2 full bathrooms, and very large great room (living room, kitchen and dining room), laundry room on main level.... all on a 3/4 acre corner lot. We paid $251,000 (which combined the price of building the home and the price of the lot), and the home was appraised at $276,000 at the time of our loan conversion (from construction loan to permanent mortgage). This is typical for our subdivision, but there are subdivisions nearby with smaller, lower-priced homes, and some with larger, higher-priced homes.

ETA: The cost of just the lot was $36,000. Land prices in our area are very steep. Taxes in my county are also very high - we expect about a $6k tax bill next year, maybe more.

We bought our house about 7 years ago. Paid 105,000. 1800 square feet, 2 car garage, huge bedrooms, big rooms period. 3 bedroom, 2 bath, huge yard, nice neighborhood. Real Estate prices are outrageous here now. It's becoming like West Palm Beach. We could get more than double for what we paid. But we aren't moving. Life is good here, we owe very little on our home, (we made a huge down payment), and our mortgage payment is very low.

I live in rural southern Illinois. We have 1800 sq. ft. plus a 1200 sq. ft. basement that's half finished - so I guess we have 2400 sq. ft. of finished housing. We live on 8 acres that we bought for $250 an acre 10 years ago. Land here is now selling for $2400-$3000 an acre here in the country for housing space - not farming. My taxes are $2300 a year. With two growing girls I have so been hounding DH that we desperately need to build a new house on some ground my father owns - its also way out in the boonies.

We paid $100,000 to have this home built in 1997 and just last week we insured it for $175,000. We also built a large 30X40 ft. shed in 2000. DH says he wouldn't sell for anything less than $200,000 but thinks we could probably get a lot more, but he's also not putting any "For Sale" signs in the yard just yet.

He spent about a year preparing the land for the house doing all the work himself. We're basically in the middle of 8 wooded acres and he had quite a few trees to cut to make room for the house as well as driveways, water lines, electrical lines, landscaping, etc.

He's always too tight to pay to have things done that he knows he can do himself for much less..so I can't blame him for not wanting to spend all his free time helping build another house.

WAAAYYY too long, guess I got kinda windy...Sami

I think home prices in Dallas (and the surrounding areas) are probably much less than other big cities (at least that's what everyone here says). I just bought a house (almost 2600 sq ft -- 4 bedrooms, 2.5 baths, 2 car garage, game room, and a decent sized back-yard, nice neighboorhood with 2 pools/exercise facility/park ) for 250K. Taxes are around 5K.

Interesting question!

Well, in the insane California market all that I can say is that we are glad we have our home. The Tahoe area was shooting up like a rocket about 7 years ago and has not stopped.

We miraculously got into our home 6 years ago, at 157,000.00 and now it is appraised at over 500,000.00!!! There is no way in the world I live in a half million dollar house ladies! I don't even have a garage in snow country.

The one thing I am proud of is that we have made a TON of improvements ourselves over the years. It was the epitome of fixer upper and my family has done all the fixin'. In the summer we work on the outside (fenced yard, new roof, pond, landscaping etc) and in the winter we work on the inside (new carpet, lots of painting, new appliances as we have been able to afford things).

The thing that cracks me up is our neighbors. We love them like crazy, but they have never done a thing to their house. It is in huge need of TLC and some major repairs. It is smaller than our house, with no garage and one less bathroom. They got a full price offer the first day they put it on the market for 450,000.00 All I can say is that I am happy for them, but this market just cannot last.

Property taxes are still assessed at the purchase price so we are able to pay them. Gulp! My sister on the other hand pays nearly 8,000 a year in taxes....but she lives in a much bigger house that cost a lot more;-)

My house is similar, but smaller. I have a driveway (gravel, and a bear to manoeuver at times, because I live in the back corner of a dead-end street), but no garage (I bought a car cover for my new car, which makes it 15-20 degrees cooler than the outside when I get in it!). I have two small bedrooms, a small bathroom (too small) and two wide closets, but definitely not enough closet or storage space. My "dining room" is what I use as a living room/exercise room (I eat there too), and my "living room" has become more of an entry area and library.

Small front yard, which I have turned into gardens, and a larger backyard.

Someone once called my house a "cottage"!

Real estate prices vary a lot here, but are pretty low. I only paid $48,000 for my house.

Dani - we do most of the improvements on our house ourselves too. Well, wait, let me rephrase that. I do most of the improvements. I'm lucky, though, that I work for a builder, and so I can get things like electrical and plumbing done very reasonably. I can also get great prices on appliances, tile, etc. etc.

Our house is about 1300 square feet. It's a small cape cod that was gutted and totally redone. Four bedrooms (well, 3 since we made one room the "all-purpose room"), 1 bathroom, eat-in kitchen and livingroom. No dining room, no driveway and no garage on a small piece of property that is oddly shaped but is roughly 80 ft wide in front, 70 ft long and 40 ft wide in the back. We paid $160,000 2 years ago. Very affordable and atleast $40k less than a bunch of SMALLER homes we had looked at. We don't live in the nicest area though so we had to give to get...Taxes were $3000 when we moved in. They are around $3500 now...

Hi Shelley! My DH & I purchased a home in NY for $250K 9 years ago. Now it sells for $410K. Its unbelievable to me how these prices have skyrocketed. I don't know how any young couple can purchase a home in NY at all anymore. Kathy

Interesting thread! We built our home on five acres 10 years ago. At the time, we borrowed $65,000 to build (we did a lot of the work ourselves.) We have 2,000 square feet, 3 br, 2.5 bath, den, formal dining room, formal living room, eat in kitchen, wrap around country porch, and a 2 car garage. We began a 20x30 bedroom addition a few months ago that will have a rec room under it. When we finish, we'll have 3,200 sq feet of living space. We got it appraised a few months ago, and it appraised at $175,000. We pay $650 a year in real estate taxes. (We live in a rural area)

In the Boston area, prices are totally outrageous. We bought our house 10 years ago (250K) and could easily get 600K for it now.
The kicker is that we couldn't afford to buy again in this town. The new construction is 1 million and up. To find your basic 4-bedroom, 2 1/2 bath colonial with a 2 car garage is easily 600K+ and don't even get me started on the taxes!!

I'm also in CA in the Sacramento area. 1 acre is going for $300,000 WITHOUT a house. There is a box house, simple but nice going for $750,000; it is maybe 1800 sq. ft. mostly garage and on 1/2 acre. Then another one a bit nicer, but older going for $850,000. The new houses across the way that do not have land are starting at $300,000 for the smallest ones, about 1400 sq ft. Unfortunately, we are renting and I wonder if we'll ever be able to afford a new house.

I live in a suburb of Los Angeles--although it is about 60 miles from the city. We bought a 3000 sq ft 5 bedroom 3 bathroom home on a 23000 foot lot, six years ago for 280,000 with upgrades. It is now worth 800-850,000! It is crazy!! It is a nice house but not what a I would imagine a 800,000 home to look like. Thank goodness we bought when we did because we never would have been able to afford anything as a first time buyer now!! California real estate prices are out of control.

I rent my place - hold on to your hats - It's only 620 sq feet and I pay $2000 per month! I know it's insane, but I live in Manhattan.

It's an old art-deco office building that was re-done into apartments. I have a great view of the Statue of Liberty and I can walk to work. But it's still a ridiculous amount of money. It's only a block from the World Trade Center site and I worry about the air I breathe every day.

Condos in my neighborhood go for close to a million dollars for about 1000 sqare feet.
